One Texas company describes a foundation inspection as a set of floor elevation readings, and we found no published Abilene price for one. National guides list inspection or engineer report fees of $340 to $780 (HomeAdvisor, updated 2026-06-20) and a structural engineer's report at $300 to $1,000 (Bob Vila, updated 2024-05-29). One Texas company says a slab visit takes about 1 to 1.5 hours and a pier and beam visit about 2. A foundation company and an engineer do not do the same job, so the first step is to pick the one that fits your reason.

When should I get my foundation inspected?

Book a foundation inspection in one of these cases:

  • Before you buy a house; see the buying section below.
  • When a door, floor or crack changes. Date it and photograph it, then call; the prepare section lists what to gather.
  • After a repair, to get a record to compare with later.

Foundation inspection and evaluation: what is checked

No stored Abilene source sets one scope for a foundation evaluation, so scope differs by company. One Texas company describes a foundation elevation survey: floor height readings, handed over as a diagram of the readings when no repair is needed, or with a repair plan and bid when it is (foundationrepairs.com, retrieved 2026-10-18).

Before you book a foundation evaluation, ask the company:

  • Does the visit include an elevation survey?
  • Does it cover the outside of the house (cracks, drainage, nearby trees) and the inside (doors, windows, gaps at walls and ceilings)?
  • On a pier and beam house, does it include the space under the floor?

How long does a foundation inspection take?

One Texas company says a slab visit takes about 1 to 1.5 hours and a pier and beam visit about 2 hours, longer for homes over 2,500 square feet. That is one company's figure, not a rule. Ask who will come out and how long they expect to stay, and be home so you hear the findings in person.

Do I get a report after a foundation inspection?

Ask for one in writing before the visit. A useful report has:

  1. A floor plan with the elevation readings.
  2. The places where damage was found, with dated photos.
  3. The cause the company believes is behind each problem.
  4. The reason for each repair item, so you can tell what is needed from what is optional.
  5. The measuring standard or guideline the company used.

An inspection and a repair estimate can arrive in one packet, but ask for the readings even if you do not hire the company.

Foundation inspection cost: free or paid?

Ask whether the visit is free and what the written report costs; we found no Abilene or Texas price list. These are the national numbers:

ItemNational rangeSource
Inspection report fee (structural engineer or inspection)$340 to $780 per reportHomeAdvisor, updated 2026-06-20
Structural engineer report cost$300 to $1,000 per reportBob Vila, updated 2024-05-29
Soil report$500 to $3,000Bob Vila, updated 2024-05-29
Foundation repair permit$75 to $150 on averageBob Vila, updated 2024-05-29

These are national figures, not Abilene prices, and the two guides count things differently. Ask any provider what the price covers, how many visits it includes and what extra pages cost.

Schedule a foundation inspection: how to prepare

Before the visit, gather:

  • Dated photos of cracks, with a pencil mark at each end so growth shows later.
  • Notes on doors, floors and windows that changed, and when.
  • Any plumbing leak history, past repairs and warranty papers.
  • Where water collects, which gutters drain where, and which trees stand near the house.

Ask the company whether you can send photos and past reports before the visit.

Structural engineer foundation inspection: when to hire one

Should I hire a structural engineer?

Consider hiring a Texas licensed engineer when:

  • You have larger cracks, since Bob Vila advises consulting an engineer about them.
  • You want a view from someone who does not sell the repair.

Texas law says a person may not practice engineering, or use the title engineer, without a license (Occupations Code 1001.301). Which foundation work needs an engineer is a question for the Texas Board of Professional Engineers and Land Surveyors (TBPE). Its guidance page lists opinions on residential foundation repair methods and on inspectors' foundation opinions; ask TBPE or an engineer how they apply to your house.

The Texas Section of ASCE publishes free guidelines on evaluating residential foundations, primarily suited as an aid for engineers; you can ask an engineer whether their report follows them.

Foundation engineer letter: what to ask for

Ask who signs the letter and whether that person is a Texas licensed engineer. Ask what the letter covers, what it is based on and who pays for it. If you want an engineer's view, ask the foundation company whether it will share its readings and findings with that engineer.

Foundation inspection before buying a house

Order the home inspection first. If it flags movement, ask for a foundation evaluation, and consider an engineer when the repair is large. Ask the seller for repair history and any warranty papers, and ask whether a warranty passes to the next owner.

Abilene permits and the city

The City of Abilene says building permits must be obtained before improvements or alterations. Its pages do not name foundation repair or house leveling, and no foundation permit form is listed. Ask the City of Abilene Building Inspections office whether your repair needs a permit or an engineer's letter, and ask for its "Engineer Requirement Flow Chart" and "Residential Concrete Foundations" handouts.

Abilene weather and soil to tell any evaluator

The National Weather Service in San Angelo said on 2026-10-09 that drought worsened across the Big Country. Abilene's normal yearly rainfall is 23.78 inches (Texas State Historical Association), and subsoils in Taylor County are often clayey, with lime in the subsoil. Share these with the company when you describe when and where the house changed.

After the visit: compare and get a second opinion

A written scope and references matter when you choose. Get two written proposals when the repair is large. Put the cause named and the price per item side by side. If one proposal leaves out an item, ask why. For repair methods and prices, read about foundation repair; if the readings point to a sloping floor, see house leveling. Slab homes have their own page on slab foundation repair. To start, contact us.

FAQ

What is the difference between an inspection and a repair estimate?

An inspection records measurements and damage; an estimate prices work.

How much does a structural engineer's report cost?

Bob Vila's national range is $300 to $1,000 (updated 2024-05-29); ask the engineer whether a site visit and a signed letter are both included.

Does Texas license foundation repair companies?

Foundation repair is not on the Texas Department of Licensing and Regulation's list of regulated industries (checked 2026-10-18), so we found no state foundation-repair license. Ask each company for a written scope and references.

Who checks for a plumbing leak under the slab?

Plumbing is a separate licensed trade in Texas, and the State Board of Plumbing Examiners urges people to hire a licensed plumber.

Do I need a permit for foundation repair in Abilene?

The city page does not say whether foundation repair needs one. Ask Building Inspections before work starts.

Do foundation companies have to register with Abilene?

The city requires contractors to register, and registration is free, but its page does not say whether foundation companies must. Ask Building Inspections.

When does Abilene Building Inspections do same-day inspections?

The city asks that inspection requests come in before 8 am for same-day service. A foundation company's visit is booked with the company, not the city.

Is a foundation inspection free in Abilene?

One Abilene company lists a free inspection on its site (retrieved 2026-10-18). Ask whether the written report is free too.
