Foundation drainage moves water away from the house, and a root barrier is placed between a tree and the house; ask the company what it is meant to do. Nationally, one cost guide lists a drainage system at $2,800 to $6,500 (Bob Vila, updated May 29, 2024), and another lists exterior French drains at $10 to $65 per linear foot (LawnStarter, updated October 5, 2026). The cost table below sets these beside the root barrier figures. Use it to judge a written quote, because every price on this page comes from outside Abilene.

What to write down and show the company

Walk the lot after a rain and again after a dry stretch, and write down what you see. These notes are not a diagnosis. They give a company something specific to explain.

  • Water still standing along the foundation a day after the rain stopped.
  • Gullies or bare strips under a roof edge where a downspout empties.
  • Soil that has pulled away from the slab or the brick.
  • A wet crawl space, a musty smell, or soft wood under a pier-and-beam house.
  • Doors and windows that stick or loosen as the weather changes.
  • Cracks or a sloping floor that are worst on the side nearest a tree or a downspout.

Take photos with the date. If you suspect a leak under the slab, the plumber question in the FAQ comes first.

Drainage and moisture control around the foundation

A plan can include grading around the foundation, gutters and downspouts, surface drains and catch basins, a French drain, root barriers, and foundation watering. Ask the company why each part is on the quote and what it is meant to solve.

Grading around the foundation

Grading means shaping the soil so the ground falls away from the walls. A building-science report from Building Science Corporation lists sloping the ground away from the foundation as one way to keep water from building up against it (RR-0206, 2002). In Abilene, the Building Inspections submittal sheet for new one- and two-family homes asks for finish grades 12 inches below the foundation at all four corners, with the ground falling away from the foundation to all points of discharge. That sheet is for new-home permits, not for work on an existing house, but it shows what the city expects a finished lot to look like. Taylor County's subsoils are clayey (Texas State Historical Association), and Abilene's normal rainfall is 23.78 inches a year, so a slope has to shed that rain. Ask the company how it checks your slope and how far below the foundation it will set the grade.

Gutter and downspout drainage for the foundation

The same Building Science report lists gutters and downspouts that carry roof runoff away from the foundation. An extension answer adds that soil along a foundation kept dry, for example under eaves and gutters, is less inviting to roots (Ask Extension, 2018). Check that the gutters are clear, the joints do not leak, and each downspout ends away from the wall. Ask the company to look at this before it proposes digging.

Surface drains and catch basins

Michigan State University Extension, answering a question on Ask Extension in 2019, describes a catch basin as a collection box with a slotted drain at the top and a drainage outlet at the bottom. It says the box should sit at a low spot on the property so water runs to it. That answer comes from Michigan, not from Abilene, so use it as a plain description and not as a local rule.

For Abilene, the city's new-home submittal sheet says surface drainage must be diverted to a storm sewer conveyance or another approved point of collection. A company that quotes a surface drain or catch basin should say which low spot it serves, what the water drains into, and who owns the ground there.

French drain for the foundation

Michigan State University Extension (Ask Extension, 2019) describes a French drain as an underground drainage device made of a perforated pipe surrounded by gravel and lined with sturdy landscape fabric. The Michigan answer adds that deeper French drains can also drain groundwater. It is not about Abilene soil, so ask the company to explain why a French drain, and not grading or gutters alone, fits your lot.

French drain installation: what the quote should cover

A French drain installation quote should show the trench length and depth, the pipe and gravel, and the concrete or planting that will be cut and rebuilt. LawnStarter's figures are per linear foot, so ask for the footage as well as the total. If any of those lines is missing, ask for it before you compare prices.

Crawl space drainage on pier-and-beam houses

Academy House Leveling, a Louisiana company, says that as humidity rises under a house, wooden beams absorb moisture and weaken. Ask the company whether the roof water and grade outside are fixed before anything is done under the house. The FAQ gives two differing views on venting. The pier-and-beam foundation repair page covers the beams and piers themselves.

Where does the water go?

Every drain needs a place to empty. Before anyone digs, ask the company to name the discharge point and mark it on the quote.

Texas Water Code Sec. 11.086, as the Texas Department of Transportation's hydraulics manual quotes it, says no person may divert or impound the natural flow of surface waters in Texas in a manner that damages the property of another by the overflow of the water diverted or impounded. We did not find Abilene city code text on neighbor drainage, so the state rule is the one that applies here. Ask whether the outlet lands on a neighbor's lot, the street or a spot beside the same wall, and whether a homeowners association or a utility easement limits where you can dig or discharge.

Root barrier installation

A root barrier is a physical barrier placed between a tree and the house. An Ask Extension answer from February 4, 2014 (the page does not name the expert's institution) says tree roots harm a foundation by causing shrinking and swelling of heavy clay soils, and that leaving a few feet between the barrier and the foundation is a good idea.

Materials and depth

Advanced Foundation Repair, a Dallas-Fort Worth company, says it uses a three-layer plastic membrane. It also says barriers should be at least 3 feet deep and go at least one foot deeper than the side of the foundation, or they will do no good. That is one company's claim. The 2014 Ask Extension expert said a 36-inch barrier should be fine rather than 48, since 80 to 90 percent of a tree's roots sit in the top 18 inches of soil, though oaks have deep roots. That was one expert's answer about one homeowner's trees, and it is not a rule for Abilene. Ask the company for the depth, the reason for it, and the tree species it assumes.

Barrier, pruning or removal?

A barrier is not the only choice. Ask the company and an arborist whether pruning, moving a planting bed or a sprinkler line, or removing the tree was considered, and why the quote picks a barrier.

Before or after piers?

Ask a foundation company whether the house needs lifting first, for example with piers or house leveling. Ask the foundation company and the drainage company to agree on the order and put the plan in writing, so that neither company digs where the other will work.

The process, step by step

  1. A site review: slope, gutters, low spots, trees and the crawl space or slab edge.
  2. A plan on paper with the discharge point, the pipe, the depth and the area to be dug.
  3. A call to 811 before digging.
  4. The work: trenching, pipe and gravel, basins, a barrier panel, or regrading.
  5. Restoring the soil, grass or mulch to the level you agreed.
  6. A walkthrough, with a test of the water flow and the written scope in your hands.

We found no sourced installation time. It depends on the length of the drain and what is in the way, so ask for the number of days in writing. Ask whether you need to be home, whether the driveway or a gate will be blocked, and whether the job needs access to the crawl space.

Foundation drainage system installation cost and what moves it

None of these figures is an Abilene price, and we found no Abilene price for drains or root barriers. The root barrier lines are company prices from the Houston and Dallas-Fort Worth areas.

The root barrier prices come from companies that sell the work, so treat them as a rough guide to what a quote may look like. Gutters and regrading have no figure in the sources we checked.

What moves the price of foundation drainage:

  • The length and depth of the trench.
  • How far the pipe has to carry water to reach a safe outlet.
  • Concrete, pavers, fences or planting that must be cut and rebuilt.
  • Pipe, gravel and basin materials.
  • Whether a tree, a utility line or an old repair is in the path.
  • Who restores the grass and mulch afterward.

How to compare drainage and root barrier quotes

Put two or three written quotes side by side and check each for these lines.

  • The cause: what the company says is moving the soil, and what it saw that points to it.
  • The fix: grading, gutters, drain type, barrier, and which parts are in or out.
  • The discharge point, named and shown on a sketch, with a storm sewer or other approved point if it is a surface drain; for a catch basin, where it sits and what its outlet drains into.
  • French drain: footage, trench depth, pipe, gravel and fabric.
  • Root barrier: material, depth, distance from the foundation, and the tree it is meant for.
  • Restoration: who fixes the grass, concrete and mulch, and to what level.
  • Who calls 811, and who pulls any permit.
  • Warranty terms, if any are offered: what is covered, for how long, whether it moves to a new owner, and who stands behind it. Get them in writing.

Be careful if no outlet is named or if the price is only a number with no scope. Ask the company which of its proposals are needed now and which can wait. If you are also choosing a foundation fix, read the foundation repair page first, so the drainage plan fits the pier plan. When you are ready, contact Abilene House Leveling.

Permits, 811 and other trades

The City of Abilene Building Inspections page says building permits must be obtained before improvements or alterations to a property. It does not name foundation repair or house leveling. Whether your job needs a permit is a question for the Building Inspections Division, which administers the city's adopted standards and regulations as part of Planning & Development Services. Ask before the work, not after.

The Railroad Commission of Texas says anyone planning to dig deeper than 16 inches is required by Texas law to call 811 before beginning, and recommends calling before any digging. Ask the company how deep the trench or panel will go.

Why water and roots matter in Abilene

Abilene sits about 1,708 feet above sea level on generally flat terrain, and Taylor County is described as semi-arid (Texas State Historical Association). The FAQ on Abilene's soil covers the clay and what roots do to it. Treat a company's claims about your soil as a question to ask, and ask what it measured on your lot.

Foundation watering during an Abilene drought

The National Weather Service in San Angelo said on October 9, 2026 that drought worsened across the Big Country over the previous four weeks. Ask any drainage company whether its plan works in a dry spell as well as after a rain, and keep your watering routine in line with the city's stage (see the FAQ).

In March 2009, during a drought, Texas A&M AgriLife Extension in Bexar County (the San Antonio area, not Abilene) suggested laying a soaker hose upside down between the house foundation and the base of the shrubs. It said this should help keep a foundation from cracking. That is a 2009 shrub-watering tip from another part of Texas, not current Abilene guidance.

FAQ

Which days can I water near my foundation in Abilene?

On the City of Abilene Water page when we checked (October 18, 2026), the year-round schedule sets lawn-watering days by address. Odd-numbered addresses water on Thursday and Sunday and even-numbered addresses on Tuesday and Saturday, from midnight to 10 am and from 6 pm to midnight (City of Abilene, Water).

Where do I check lake levels and the stage before changing a watering routine?

As of October 13, 2026, the city listed its conservation stage as Normal, 2-Day, with combined storage in Fort Phantom Hill and Hubbard Creek at 41.0 percent (City of Abilene, Save Abilene Water). The plan tightens as storage falls: 1 day a week at Stage 1, 1 day every two weeks at Stage 2, and no outdoor lawn irrigation at Stages 3 and 4. The city's Water page links lake levels and the Texas Drought Monitor. Before you run a hose at the foundation, ask the Save Abilene Water program whether it fits the current stage.

Is foundation repair on the Texas state license list?

Foundation repair is not on the regulated-industries list of the Texas Department of Licensing and Regulation (TDLR).

Should I call a plumber before a drainage company if I suspect a slab leak?

Yes. Plumbing under a slab is a plumbing matter, and the Texas State Board of Plumbing Examiners says to always hire a licensed plumber. Rule out a leak first, so a drainage plan is not built around water that comes from a pipe.

Should I vent the crawl space under an Abilene pier-and-beam house?

Two sources differ, and neither is an Abilene rule. Building Science Corporation (2002, written for humid climates) advises against venting crawl spaces, because vent air in humid weather adds moisture. It specifies a polyethylene ground cover at least 6 mil thick, with pieces overlapped 12 inches and sealed to the foundation with adhesive or mastic. Academy House Leveling lists vapor barriers, proper ventilation, better drainage around the home, and prompt repair of leaks or standing water. Ask the company which it recommends for your crawl space and why.

Can a catch basin and a French drain work together?

The Michigan State University Extension answer (Ask Extension, 2019) says a catch basin can be combined with a French drain to help remove standing water. It is a Michigan answer, so ask the company whether your lot has a low spot where water pools and what the combined system would drain into.

How long must I wait after calling 811 before I dig?

The Railroad Commission of Texas tells excavators to wait 48 hours, excluding weekends and legal holidays, after calling 811 so the locator has time to mark underground utilities. Its penalties for violations of the pipeline damage prevention rules begin at $1,000 per violation. Ask the company to confirm the marks are in place before the trench opens.

How much does a French drain cost?

LawnStarter's national guide (updated October 5, 2026) says clients pay an average of $5,000 to have a French drain installed professionally. That is not an Abilene price, and the length, depth, outlet and concrete cuts on your lot set the real number.

What causes foundation settlement in Abilene's soil?

Taylor County's subsoils are clayey and often hold lime (Texas State Historical Association). An Ask Extension answer from May 2018 says soil with a lot of clay shrinks when it dries, and that tree roots pull water from the soil and so intensify the effect of drought. The USDA's description of the Abilene soil series is clay loam over clay and gives no shrink rating, so ask a company what it measured on your lot.
